What We Check in an Inspection Chamber

We assess the condition of the benching — the shaped concrete channel at the base of the chamber that directs flow through the pipe. Cracked or eroded benching allows wastewater to pool and can cause smells and blockages. We check for root ingress through the chamber walls or around the cover frame, cracking in the chamber body itself, and any signs of groundwater infiltration or exfiltration through the joint between the chamber and the pipe. The condition of the cover and frame is noted, and we confirm that the chamber drains cleanly when tested with water.

When a Manhole Inspection Is Needed

Pre-purchase surveys are the most common trigger: a standard structural survey does not routinely check drainage condition, and Nottingham's large stock of Victorian and period properties often have chambers in varying states of repair. Before building work near an existing drain, establishing and recording the current condition of the chamber protects both the homeowner and the contractor. After tree removal, root ingress through the chamber is a real possibility that warrants checking. Where a chamber is overflowing, odorous, or suspected to be affecting ground conditions, an inspection confirms the cause.

Combined with CCTV

In most cases, a chamber inspection is used as the entry point for a CCTV drain survey of the pipe run beyond. The chamber inspection alone confirms what can be seen within the chamber; CCTV confirms the condition of the pipe runs extending from it. For a pre-purchase survey, for a building control submission, or for any situation where the full picture matters, the combined approach is the right one. We report the chamber and the pipe condition together in a single written document.

Documentation

All findings are recorded with photographs of the chamber and, where CCTV is included, with video footage of the drain run. The written condition report is formatted for use by solicitors and conveyancers, structural surveyors, building control officers, and insurers. We do not provide a verbal summary and call it a survey report — the written documentation is part of every job.
