What the Survey Checks

Our CCTV camera is passed through all accessible drain runs from the inspection chamber, recording the full condition of the pipe. We check joint integrity across the entire run — cracked and open joints are the primary fault in Nottingham's clay-piped Victorian stock — along with any evidence of root ingress, cracks, fractures, displaced or misaligned sections, and standing water suggesting a blockage or partial collapse. We also check the condition of inspection chambers and manholes themselves: cracked benching, broken covers, and root intrusion through the chamber walls are all reported. If the drainage layout doesn't match what you'd expect for the property type or age, we note that too.

What You Receive

Every survey produces full HD video footage of the complete drain run; a written condition report noting every fault found, graded by severity; and indicative repair costs for any defects identified. The report is formatted to be suitable for your solicitor, conveyancer, mortgage lender, or structural surveyor. We do not charge extra for documentation — it is included in the survey cost.

When to Book

The right window is after your offer has been accepted and before exchange of contracts. We can usually attend within a few working days of your instruction — often sooner — and the written report is turned around same day or next morning. That leaves you time to obtain repair quotes, negotiate with the vendor, or consult your solicitor before you are legally committed.

Using the Findings

A drainage defect found before exchange gives you practical options. You can request the vendor repairs it before completion, renegotiate the purchase price to account for the repair cost, or — in cases of serious structural failure — withdraw from the purchase without penalty. A defect found after completion is simply a repair bill. The survey cost is a small fraction of the potential saving.
